Plans to re-develop Leary’s LSD haven into 18-hole golf course

On Tuesday, October 7, 2025 at 6pm, a proposal to re-develop the Hitchcock Estate – the former enclave of LSD guru Timothy Leary - into an 18-hole golf course, a spa, residential developments with short-term stay options, in addition to polo and equestrian facilities and other recreational activities, including “potentially hunting/shooting,” will presented to the Town of Washington Planning Board.
The meeting is not a public hearing, and public comment will not be open at this time; this is a pre-application meeting offering information on the project as presented by the applicant, Centaur Properties, LLC. Previous properties for the New York City-based real estate investment, development and management firm include 36 luxury multi-million dollar condos in Chelsea, near the High Line.
The Hitchcock Estate, an idealistic yet functioning cattle farm where Leary, a former Harvard professor, and fellow day-trippers explored the use of psychedelics in the ’60s. The estate, encompassed by stone farm buildings, two large lakes, several ponds on over 2,000-acres, was listed for sale in 2024 for $65 million.

In mid-August of 2025, William “Billy” M. Hitchcock, an heir to the Mellon family who bought the property with his late brother Tommy in 1963, and an officer of the Hitchcock Cattle Corp., the owner of the property, authorized Centaur to lead the project, according to the pre-application filings with the town.
